Buying or selling a residential property can be an expensive process with so many firms offering such diverse legal fee scales for their conveyancing services, you may, therefore, be tempted to shop around for the cheapest conveyancing Solicitors.
It is essential to consider factors other than price when choosing your lawyer. Otherwise, this could prove to be a false economy. Always read the fine print. Most cheap conveyancing fees seek to add ‘additional search cost’ and petty disbursements like fax, postage and phone calls. Make sure you ask and understand up-front what these fees are to avoid any misunderstanding.
If you have been offered a cheap conveyancing service, ask yourself the following questions:
How are they able to undertake all the due diligence and provide a personalised service at such low rates?
Will unqualified clerks or secretaries handle your work? Kingfields is a Partner-led firm where Partners and experienced qualified lawyers do the work with each having a support team.
Will they charge you hidden extras, for instance, additional fees if the transaction is leasehold, additional charges for faxes, postage, phone calls and copying charges? Will they charge you additional fees for completing the Stamp Duty Land Transaction (SDLT) return? At Kingfields, we will provide you with a breakdown of our charges upfront. We do not charge for completing the SDLT form or for faxes/copying, postage and phone calls.
Will they cut corners? Are they obtaining all the usual recommended conveyancing searches or are they merely taking indemnity insurance? Purchasing a property will be the single most expensive transaction during your lifetime; therefore you want to ensure that a comprehensive and extensive due diligence has been undertaken on the Property you are purchasing.
Do they have the requisite experience? For instance, newbuild conveyancing is a very specialist area which requires in-depth knowledge of planning laws, risks and pitfalls which are inherent in purchasing an ‘Off-Plan’ property. Kingfields investigate these matters and report to you so that you can take an informed decision before you sign on the dotted line.
Are they independent of the agent, developers or any other party that may have referred you to them? At Kingfields, we are always independent and act for your best interest. We follow the simple principle of putting your interest first.
Take time to compare legal fees between firms, so that the comparison is ‘like for like’. Many firms will not differentiate between fees paid to them and disbursements (cost paid to third parties). At Kingfields, our written quote differentiates between what you pay us and what you pay third parties (i.e., conveyancing search fees). If third-party costs are not known, then we will give you the best estimate we can obtain at that time and then account to you fully of all cost and expenditure on completion.
